Permit required or permit-free?
Since 1 January 2024 the Dutch Environment and Planning Act (Omgevingswet) applies. Many smaller projects, such as a rear dormer or an extension, can be permit-free under certain conditions. Your municipality's environment plan (omgevingsplan) can add extra rules, though.
Even without a permit, the building must meet the technical rules of the Building Works Decree (Besluit bouwwerken leefomgeving, Bbl). We check both for you before you spend any money.
What we take care of
- Research into the rules that apply to your address
- Building drawings for the application
- A structural calculation where needed
- Submission through the Omgevingsloket, with your authorisation
- Contact with the municipality during the assessment
How long does it take?
Under the regular procedure, the municipality decides within 8 weeks of receiving a complete application. It may extend this once by 6 weeks. A complete application avoids delays caused by requests for extra documents.
Common projects
- Dormer
- Rear and side extensions
- Raised roof ridge and roof extension
- Roof terrace
- Outbuilding or garden room
Frequently asked questions about planning permit
Do I have to deal with the municipality myself?
No. With your authorisation we submit the application and handle all contact with the municipality.
Do I also pay fees to the municipality?
Yes. The municipality charges fees (leges) for the application. The amount differs per municipality and usually depends on the building costs. You pay these fees to the municipality, separately from our quote.
What if the municipality has questions or objections?
Good preparation makes that less likely. If the municipality has questions or comments, we adjust the documents or the design where possible.
